We all know buying a Land in Nigeria more especially in Lagos is one of the most frightening task to embark on due to the prevalent rise of Fraudulent Land Sellers, Counterfeit Land Documents, Dubious Real Estate Agents and the Deceptive sales of other people's Lands to unsuspecting Purchasers by these organized syndicate of Land Scam Artists hereby Leading to an emotional, mental and financial torture of the Buyer due to the lack of information of the proposed land the buyer intends to purchase.
Most Buyers do not know the Status of the Land they want to buy, the Documents the alleged land owns, the Genuineness of the assumed Land owner or Owners and the Position of the Law with regards the peaceful transfer of Land from one Person to another.
With this in mind, i have decided to help Land purchasers save millions of Naira to conduct free land and documentation searches to verify true ownership of the owner and title documents so as to avoid being victims of Land scams subject to the following Terms and Conditions:
FOR EXISTING LAND OWNERS:
1. If You own a land or have bought a Land before and you are not sure of the Status, send me a copy of the Survey plan and we would do a check to confirm whether the Survey plan is authentic or not based on the coordinates taken from your survey plan only
2. If You have a land with a C of O, Consent or Gazette and you want to confirm the authenticity of it based on the information given to you in those documents, send me a copy of that document and i will check it out for you to know the status of your land and how you can remedy it if there are inherent defects in it.
FOR INTENDING LAND PURCHASERS:
1. If you have any document of the prospective buyer such as the survey plan, C of O, Gazette etc, You can send the documents here for me to verify individually for you but you have to realize that since this is a free service, there is a greater degree of scrutiny that should be applied to prevent fraudsters from duping prospective Buyers . This would require a premium service to validate true ownership of the land by going to the land personally, meet the owners physically, investigate and scrutinize every aspect and facet of the land in question and may take days or weeks in some situations. I would have to determine who is eligible for this Service so as to avoid time wasters and people that are not really interested in purchasing lands but are on a fact finding mission.
2. For those that want to buy Lands that are being marketed by Real Estate Developers, you can send me a copy of the contract of sale to analyse for you for free only but because of the inner intricacies involved in buying into an Estate, this would require a premium service and i would determine those that are eligible for this servicee.
